The monthly rent of an apartment is influenced by several parameters (e.g. the condition of the apartment), so there can be a big difference between the rent of two apartments of the same size, even if they are in the same street or in the same building. The estimation range shows the lowest and highest monthly rents for apartments of a given size in a given neighborhood.
The algorithm only gives a value if the database has enough hits within a specified distance to determine the rent for the queried apartment. The accuracy of the estimation is the greater the closer similar apartments in the sample are to the queried property.
Of course, because the market is constantly changing. In addition, every apartment and every case is different: if a landlord is very picky concerning tenant candidates, or if he has extreme clauses in the contract, he can only realize a lower rent, which can significantly differ from the estimated value. As a rule, the higher the accuracy of the estimate, the less likely it is that under usual conditions there will be a significant difference between the actual and the estimated rent.

Yes. Because the algorithm is constantly learning and changing, and the market data is also updated daily, it is possible that we calculate different rents for the same apartment at the same address at two different times. In this case, the numbers of the most recent estimate always apply.
